SHAH ALAM - MRCB Group is positioning Lunar Seputeh as the third and final residential phase of its 17.4-acre 9 Seputeh integrated masterplan, offering a lower-density residential development supported by established infrastructure and connectivity to key areas of Kuala Lumpur.
MRCB Property Chief Executive Officer (CEO) Wong Hong Yeong said Lunar Seputeh occupies approximately 2.32 acres and comprises a single 50-storey tower with 483 units, with an estimated gross development value (GDV) of RM472 million.
He said its pure residential title was a key differentiator, providing homeowners with residential utility tariffs, as well as lower assessment rates and quit rent compared with properties under commercial titles.
The development also benefits from infrastructure delivered under the wider masterplan, including MRCB’s approximately RM115 million investment in the OKR-NPE Link Bridge and Promenade Boulevard.
Lunar Seputeh builds on the quality benchmark established by TRIA Seputeh, which achieved an 81 per cent QLASSIC score, while offering a more premium and lower-density residential proposition.
“The tower has 14 residences per typical floor, while the Executive Sky Levels from Levels 43A to 50 feature only seven residences per floor, providing greater exclusivity at the upper levels. Six lifts serve the tower.
“Residence sizes range from 683 sq ft to 1,646 sq ft, with configurations from 1+1 to 4+1 bedrooms to accommodate different household sizes and life stages.
“Type A, measuring 683 sq ft, features a 1+1-bedroom layout, while the largest Type D, at 1,646 sq ft, offers 4+1 bedrooms and 4+1 bathrooms, together with wet and dry kitchens, a yard, study nook and powder room.
“The Type C series provides 1,280 sq ft with three bedrooms and 3+1 bathrooms, while Type C1 offers a dual-key layout. Type C2/C2A can also be converted into a dual-key configuration through a hackable wall,” he told Sinar Daily.
Indicative prices currently range from approximately RM607,800 for Type A to RM1.4 million for Type D, while an express speed-ramp car park system has been incorporated to improve everyday convenience.
The development takes its design inspiration from “Tsuki”, meaning “moon” in Japanese, with the concept emphasising simplicity, balance and creating a sense of respite within an urban environment.
Its facade draws from the geometric proportions of traditional Japanese tatami, while Gekkyu or “Moon Palace”, forms the main arrival experience.
The concept extends to residents’ wellbeing through facilities including the Japanese Onsen Bath, Zen Courtyard, Reflection Corner and Meditation Deck.
“Social wellbeing is also incorporated through the Social Kitchen, which connects directly to the Moonlit Sky Lounge at Level 45, providing residents with a dedicated space for gathering and hosting.
“More than 40 facilities are spread across four levels, covering wellness, family life, work, recreation and social interaction.
“These include a Grand Double-Volume Lobby, Japanese Onsen Bath, infinity lap pool, jacuzzi, Zen Courtyard, gymnasium, dance studio and half-basketball court.
“Facilities catering to contemporary lifestyles include an on-site nursery, laundrette, kids’ playroom, Teen’s Club, Chill Lounge, co-working space, reading room and sound/podcast studio,” Wong added.
Lunar Seputeh is also pet-friendly, featuring a dedicated Paw Haven pet park, while residents will enjoy direct pedestrian access to an approximately 1km-long community park right at their doorstep.
The promenade features jogging and cycling paths, outdoor fitness areas, playgrounds and recreational lawns.
Located on the fringe of Seputeh along Old Klang Road, Lunar Seputeh is approximately 700 metres from Mid Valley City and The Gardens Mall, and around 2km from KL Sentral and Bangsar South.
The OKR-NPE Link Bridge provides direct access to the New Pantai Expressway (NPE), connecting residents to Petaling Jaya, Subang and Sunway.
Educational institutions, including Campus Rangers International School within the 9 Seputeh masterplan, as well as established schools and healthcare facilities in the surrounding area, are also accessible.
“The development is positioned for urban professionals, couples, growing families, multigenerational households and pet owners seeking access to major employment, commercial and lifestyle centres.
“Our range of unit sizes is intended to cater to buyers at different stages of life, while the family-oriented facilities, on-site nursery and nearby international school support households with children.
“Lunar Seputeh also builds on the residential market established by earlier 9 Seputeh phases, with TRIA Seputeh now practically sold out at 99 per cent. Third-party market indicators point to a healthy rental market at TRIA, although these should not be interpreted as guaranteed returns,” Wong said.
Beyond Lunar Seputeh, MRCB Land is broadening its property strategy across transit-oriented developments (TODs), integrated urban developments, commercial properties and new development segments, while expanding internationally.
MRCB Group Chief Operating Officer (GCOO) Datuk Kwan Joon Hoe said residential development remained important to the group, but its capabilities extended beyond housing projects.
“Residential remains an important part of our business, but our capabilities go well beyond that.
“We are building a more balanced property business around what we know well. TODs, integrated developments and strategically located land, while expanding into new segments and markets where we see long-term opportunities.
“We pioneered TOD in Malaysia through Kuala Lumpur Sentral CBD, transforming a former railway yard into an integrated urban precinct anchored by the country’s largest transport hub.
“We have since taken that experience to Penang Sentral, PJ Sentral Garden City and Kwasa Sentral, and it continues to shape our next generation of developments,” Kwan said.
He said MRCB was also exploring sectors including data centres, industrial and logistics developments, co-living, healthcare and assisted living.
He also emphasised that sustainability is integral to MRCB’s development approach, particularly through its TOD model and sustainable construction initiatives.
“Our growth is not only about doing more residential or commercial developments. We are looking at how we diversify geographically and into new development segments where our capabilities can be applied. That includes data centres, industrial and logistics developments, co-living, healthcare and assisted living.
“In the industrial segment, for example, we developed and own the RM121.5 million built-to-suit Jabil production facility in Perlis, demonstrating our ability to deliver specialised facilities for global industrial clients,” he said.
MRCB is also progressing projects including the next phase of Penang Sentral, the 67-acre Ipoh Sentral, which has an estimated GDV of RM6.25 billion, and Residensi Tujuh at Kwasa Damansara City Centre, its first high-rise residential development using the proprietary MRCB Building System.
Internationally, MRCB’s property portfolio includes VISTA in Surfers Paradise and MARIS in Southport in Australia.
“We are quite deliberate about where we go next. It is not about being in as many markets as possible, but identifying where there is demand, what the location can support and where our experience can add value. We are now exploring opportunities in selected markets in the Middle East, Central Asia and the Maldives.
“In Saudi Arabia, for example, we have signed an MoU with PIF-owned RUA AlHaram AlMakki Company to explore participation in the King Salman Gate development in Makkah, where our TOD and integrated urban development experience can potentially be applied.
“As at the end of 2025, our Property Development and Investment business had approximately 1,228 acres of land with an estimated GDV of RM32.8 billion, giving us a substantial pipeline for the future. Property is a long-term business, so we have to be disciplined about what we develop, where we invest and when we bring projects to market.
“LUNAR is one part of that journey. The opportunity is to build on our TOD pipeline, move into new development segments and grow internationally to create a stronger, more diversified Property Development & Investment business,” Kwan said.
Lunar Seputeh has an official target completion date of January 2031. As at September, construction was approximately six months ahead of the approved programme.
The MRCB Land Property Gallery and Lunar Seputeh show units are now open to prospective buyers.
As the final residential phase of 9 Seputeh, Lunar Seputeh completes the masterplan’s residential offering, following the VIVO and TRIA phases and building on infrastructure already delivered across the development.
The MRCB Land Property Gallery will also host a public event on Oct 3 and 4, from 10am to 6pm, featuring Mid-Autumn activities, family-friendly activities, workshops, entertainment and refreshments.
