KUANTAN - The Pahang government has terminated the contract of the developer that handled the Cherating 1Malaysia People's Housing Program (PR1MA) Project following the failure to complete 108 housing units as scheduled.

Local Government and State Housing Exco Datuk Abd Rahim Muda said with the termination of the agreement, the Pahang government could appoint a developer to continue completing the remaining abandoned project.

He said buyers could continue with the sale and purchase of the house with the new developer.

"At the same time, the buyer has the right to claim compensation through the Home Buyer Claims Tribunal (TTPR). Claims that can be made are the deposit paid to the developer, compensation for delay in handover and other claims arising from the sale and purchase agreement.

"The Pahang government is not bound by any compensation to the buyer, rather it is the developer's responsibility. The Pahang government is the party that only owns the land," he said in the debate during the Pahang State Legislative Assembly session here on Wednesday.

He said this when answering a question from Sim Chon Slang (PKR-Teruntum) who wanted to know about the latest status of PR1MA Cherating.

Abd Rahim explained that the criteria for selecting developers for housing projects under the Pahang government was constantly reviewed and improved from time to time.

He said for example, the company's financial capacity, experience as a developer and license registration with relevant agencies such as the Finance Ministry, the Malaysian Construction Industry Development Board (CIDB) and the Contractor Service Center (PKK) were taken into account.

In the closing session, Abd Rahim said the Pahang government will continue to provide affordable housing to the people of the state despite facing the challenge of soaring house prices throughout the country following the sudden rise in the price of building materials.

He said until today, the Pahang government has approved 138 PR1MA Pahang projects and still active involving 44,803 housing units.
