Cost-of-living relief: Selangor offers three-month housing moratorium for 3,300 residents

SHAH ALAM - The Selangor government is offering a three-month loan and rent moratorium to more than 3,300 residents under state housing schemes to alleviate rising cost-of-living pressures triggered by the global supply chain crisis.

Menteri Besar Datuk Seri Amirudin Shari announced that the relief will benefit tenants under the Smart Sewa Selangor scheme, alongside state civil servants currently repaying government housing loans.

Under the initiative, 1,012 Smart Sewa tenants will be eligible for the rent moratorium from October to December 2026.

"The state government understands the challenges tenants may face if the cost of living escalates over the coming months," Amirudin said when tabling Phase 2 of the Selangor Resilience Strengthening Package at a special State Legislative Assembly sitting on Friday.

Amirudin said the state government has allocated RM2.22 million for the rental relief, which will be managed by the Selangor Housing and Property Board (LPHS) based on applications submitted by tenants. Monthly rents under the Smart Sewa programme currently range between RM450 and RM1,300, and the state has guaranteed these rates will remain frozen.

In addition to rental relief, the state will extend the three-month repayment holiday to 2,333 civil servants funding their homes through the State Government Housing Loan Scheme.

"To support civil servants currently servicing their housing loans, this administration will offer a three-month moratorium from October to December 2026," Amirudin said, adding that the state has earmarked RM2.54 million for this specific measure.

Both initiatives form part of the broader Phase 2 package designed to buffer citizens and the state economy against global economic headwinds. The state government has allocated RM209.26 million for Phase 2, bringing the combined total for both Phase 1 and Phase 2 of the resilience economic package to RM355.06 million.
